Autumn quickly disappeared over the horizon, the clocks went back and Winter has rushed in with storms and snow for some. With this came the Renters Rights Bill and now confirmation from Government that the first section, effectively banning "No Fault Evictions" will take effect from the 1st May 2026, with other parts starting to apply from later in the year. It is those with regard to property condition, energy efficiency, a register of properties and an Ombudsman which will have the biggest impact on the National Trust. We are urging them to prepare for all of this and literally get their house and therefore our homes in good order soon.

Also, progressing is the Leasehold and Freehold Reform Act 2024 following the defeat of a challenge in the High Court by six large freeholders in a judicial review. There is now an estimated timescale for full implementation of this act of mid to late 2026. In the Act, there is a specific section for National Trust Long Leaseholders which will bring them an important benefit on lease extension.
